Parkland backyards deserve better than a slab.

Parkland was named for what it looks like, and residents defend that on their own lots. Backyards here run large by South Florida standards, backing onto water in Heron Bay and MiraLago, onto preserve edges near the Doris Davis Forman Wilderness Preserve, or onto open acreage out in The Ranches. What owners commission is an outdoor room rather than a patio: a covered terrace with fans and shade that works in August, a summer kitchen with real utilities, a pool deck resurfaced in stone, and a screen enclosure that is not the aluminum cage the builder left behind.

Parkland's rules bite hardest outdoors, and the trees are the reason. The city requires a permit to remove, relocate or replace a tree or palm, applications go through the online permitting portal, and it is not a same-week approval. Structures, gas, water and electrical each need their own permits from the Building Department, and every new opening carries HVHZ product approval because Broward sits inside the High-Velocity Hurricane Zone. Then your association reviews the design, since a pergola visible from the lake path is unmistakably an exterior change.

We build outside to the standard we build inside. Footings for a pergola or pavilion get engineered for uplift, because a shade structure that leaves the ground in September was never worth building. The gas line and circuits feeding a summer kitchen carry their own permits and inspections, and grading gets settled on paper so water leaves the terrace instead of pooling at the threshold. Materials get specified for real exposure: stainless that survives, stone sealed on a schedule, cabinetry rated for weather rather than merely marketed for it. Fixed scope in writing, daily supervision, and a job site your neighbors have no reason to mention.

Do I really need a permit to take down a tree in my own yard?
In Parkland, yes. The city requires a permit to remove, relocate or replace a tree or palm on private property, applications are submitted through the city's online permitting system, and how long review takes depends almost entirely on how complete the package is. Given what the city is named after, this is not treated as a formality. The common outcome is a footprint that shifts a few feet, or a tree that moves rather than disappears.
What approvals does a summer kitchen need?
More than the grill suggests. The structure needs a building permit, and the gas, plumbing and electrical each get their own permit and inspections through the Parkland Building Department. If it lives under a new covered structure, that structure gets engineered for wind. Your association reviews appearance separately, because it is an exterior change to a lot they oversee. The permit set, the association packet and the inspection calendar are all part of our job.
Can I convert my screen enclosure into a covered room?
Frequently, and it is one of the better returns available on a Parkland lot. The existing slab and footing have to be verified as adequate, the new roof gets engineered for uplift, and if the space will be air conditioned it needs insulation, impact-rated openings and a mechanical extension. In code terms that makes it an addition, so expect zoning review for lot coverage alongside architectural sign-off on how the new roof looks from outside.
Will an outdoor kitchen actually survive out here?
The right one will. Heat, humidity, sprinkler overspray and, on well-water lots, mineral-heavy irrigation are hard on everything left outdoors. We specify marine-grade or powder-coated stainless, dense stone that gets sealed on a schedule, weather-rated cabinet boxes and hardware chosen for the exposure. Big-box outdoor cabinetry photographs well for two seasons and then stops. Buy it right the first time and the terrace still looks like part of the house a decade later.
How disruptive is a backyard project day to day?
The yard belongs to the crew for a stretch, and there is no way around that. Expect material staging, a concrete day or two, and access routes planned so heavy equipment does not shred irrigation lines and sod on the way in. Most Parkland communities set construction hours and require contractor registration at the gate, and we work inside those rules. We sweep at the end of every day. Interior life continues more or less untouched.
