Two kitchen problems dominate Pompano Beach. The first belongs to the mid-century canal house in Harbor Village, Avalon Harbor or Cypress Lakes, where the kitchen is a closed galley with a pass-through window and the best water view in the house has been assigned to a laundry room. The second belongs to the condo residence, whether at Palm Aire and Cypress Bend or in the newer oceanfront buildings along Briny Avenue, where the layout works but the finish level trails the address by a decade. Both get solved by moving walls, not by refacing doors.

Kitchen work is permitted by the City of Pompano Beach Building Permitting and Inspections division, and the submittal is more than a sketch. Expect existing and proposed floor plans, plumbing plans showing every fixture and appliance, electrical plans covering circuits, GFCI and AFCI protection and load calculations, and gas isometrics with BTU loads when a range is involved. In a condominium the association's written approval travels with the package, and hard flooring above another residence needs a laboratory acoustic report proving STC and IIC of at least 50 for your actual slab and ceiling assembly, not a brochure.

Sequencing is what keeps the trades from stepping on each other. Cabinetry gets ordered early because custom boxes set the schedule, slabs are templated against installed cabinets instead of against a drawing, and appliance specifications are in hand before the electrician roughs anything in. The scope is fixed in writing, a supervisor is on site daily, and in a tower we handle the certificates of insurance, the service elevator reservation and the approved noise window so your neighbors stay neighbors. Does a kitchen remodel need a permit in Pompano Beach?
Anything involving plumbing, electrical, gas or structure needs one, and a genuine kitchen project involves all four. The city's kitchen and bath renovation path covers cabinet and counter replacement, fixture and appliance changes, tile work involving waterproofing, layout modifications and exhaust fans. Painting or cabinet refacing may not, subject to review. Unpermitted kitchen work has a habit of surfacing at closing, and permitting it after the fact costs more than doing it once. We pull permits and schedule inspections.
I own in an oceanfront building. What does the association add?
A written approval letter that goes into the city submittal, plus building rules the city never sees: work hours, service elevator reservations, insurance certificates for every trade, and protection of common corridors. Boards also tend to want the acoustic report for any hard flooring before they sign. We push the association package and the permit drawings forward together rather than one after the other, because sequential approvals are how condo kitchens quietly lose two months.
Can I put wood or tile floors in a kitchen above another unit?
Yes, with the paperwork. Pompano Beach requires a sound barrier permit for hard flooring in a unit above another dwelling or a service area, and the acoustic test report has to show STC and IIC ratings of at least 50 for the assembly as it will really be built, accounting for your slab thickness and the ceiling below. Manufacturer brochures and retail listings get rejected. We select underlayment against a genuine laboratory report.
Can the wall between my kitchen and living room come out?
Often, and in a 1960s block house it is usually the difference between a kitchen and a room people want to stand in. What it takes is an engineer confirming whether the wall carries roof load, a beam sized and detailed to replace it, and calculations inside the permit set. In a tower the answer may be no, because the wall is structural or part of a shear system. We establish that before you commit to a layout.
How much does a custom kitchen cost in this market?
Cabinetry, stone and appliances drive it, and selections move the number further than square footage does. A high-end kitchen in a Pompano Beach canal house and one thirty floors above the sand can land in very different places once elevator logistics and association requirements are priced in. We would rather walk the space, write a specification and hand you a fixed number than publish a per-foot figure nobody can actually build to.
