Title found an open permit and we close next month. Can it be cleared in time?
Often, and the clock starts the day you call, not the day the lender does. We pull the address file at the town's Building Department, read what each open record is missing, and sort it. Some want only the final inspection nobody called. Some need a revision or a letter from an engineer. Work done with no permit may need one after the fact, plus construction opened where an inspector can see it. Hillsboro Beach closes a permit by inspecting it, so plan in weeks, not phone calls.
Do I file with the Town of Hillsboro Beach or with Broward County?
With the town. The seawall and dock were replaced before we bought, and nothing is in the file. Now what?
It gets legalized, which is more work than permitting it on time and far less than the credit a buyer will ask for at the table. We document what exists, bring in an engineer to certify what can be certified, apply to the town, and coordinate the Broward County environmental review that in-water work triggers, with state or federal approvals on larger scopes. Waterway work here arrives by barge and leaves no trace on A1A, which is exactly why it is the most common gap on this island.
Our oceanfront building has a structural inspection coming. Can PGX do the repairs?
Yes, once the report exists. Florida's milestone inspection and structural integrity reserve study requirements reach condominium and cooperative buildings of three habitable stories or more, which describes most of the buildings on this strip and none of the estate houses. Broward also runs its own building safety inspection program for older multi-family buildings, with one and two family homes exempt. The engineer or architect signing the report is retained by your association, not by us. The repair scope it produces is ours: concrete, balconies, railings, waterproofing, electrical.
How long does review take, and what does permitting add to the budget?
Weeks, not days, and the honest variable is how complete the first submittal is. Interior work with no structural change clears fastest. Sealed engineering, flood compliance or waterway review runs longer, because those approvals run in sequence, not side by side. Crossing the fifty percent substantial improvement threshold in a flood zone changes the design itself, which costs far more than any fee. Fees are set by the jurisdiction and scale with the value of the work, so we price them against your real scope rather than inventing a figure.
