Do I need permits for a pergola or a summer kitchen in Hollywood?
Yes, on both counts, and usually more than one. The structure itself needs a building permit from the City of Hollywood, and the gas, water and electrical runs each carry their own trade permit and inspection. If the property is designated or the work is visible within a historic district, add Historic Preservation Board review before the permit moves. It is more process than a grill island appears to deserve, and it is what keeps the work insurable and legal.
We need the seawall and dock rebuilt. Who approves that?
More than one agency. The city permits the construction, and Broward County's Aquatic and Wetland Resources Program licenses work in, on or under surface waters, which covers docks, seawalls, dredge and fill and mangrove trimming. State and federal review can apply depending on the scope. We sequence roofing, exterior openings and hardscape in a single schedule under one contractor, so flashing details tie into the new structure and you are not living through two separate construction seasons for related work.
Does the Historic Preservation Board review a driveway or a fence?
It can, when the property is designated or the change reads from the street inside a historic district. The board's review covers substantial alterations to designated buildings and sites, and front-yard hardscape, fencing, exterior color and anything altering the presentation of a historic facade fall within that conversation. It has issued a Certificate of Appropriateness for something as ordinary as a circular driveway. Rear-yard work screened from view is usually simpler. We confirm the property's designation status with the Division of Planning and Urban Design before design begins.
What drives the cost of an outdoor room here?
It scales with structure and utilities more than with area. A paver terrace and drainage is one budget; a covered outdoor room with a summer kitchen, gas, water, electrical and engineered footings is genuinely another, and appliance and stone selections move it further.
