Walk into almost any original house between Young Circle and the Intracoastal and the kitchen is in the wrong place. Boom-era builders tucked it at the back corner, walled off from the dining room, sized for a cook nobody employs anymore. Do I need a permit to redo a kitchen in Hollywood?
For anything past paint and appliance swaps, yes. Moving plumbing, altering circuits, adding gas or changing structure all pull permits through the City of Hollywood Building Division, with inspections before things are closed up. That sequence is worth having: it means the rough-in was verified before the tile went on. Unpermitted kitchens surface during title and inspection when the house sells, and fixing them retroactively costs more than doing it once.
Will the Historic Preservation Board get involved in my kitchen?
Only if your scope reaches the outside of a designated property. The board's review covers historic sites and properties inside the city's historic districts, through Certificates of Appropriateness for Design and for Demolition. An interior kitchen stays with plan review. Enlarging the sink window, cutting a new door to the terrace or punching a hood vent through a visible wall changes that, and a Certificate of Appropriateness comes before the building permit. We identify which path applies at the first walk-through.
The house is on a slab. Can the sink and island move anywhere?
Mostly, with two constraints worth naming early. Drain lines need fall, so moving a sink far from the existing stack sometimes means cutting and re-routing under slab or accepting a different island location. Older cast iron found during that cut is usually worth replacing while it is exposed. We open a small investigative area before finalizing the layout so the plan you approve is the plan we can actually build.
How far ahead do we need to order cabinets?
Further than most people expect. Custom cabinet packages are measured, drawn, approved and then fabricated, and that runway is usually the longest single item on the schedule. We order early and hold demolition until the delivery window is real, so your house is not living without a kitchen while a shop finishes doors. Appliances with long lead times get selected in the same conversation for exactly the same reason.
Where does a Lakes kitchen budget go?
Cabinetry, stone and appliances set the number, and behind-the-wall work moves it more than clients expect on an older house. Rather than quote a range that means nothing, we walk the space, confirm what the structure and services need, and put a fixed written figure against a written specification. If the deciding factor is the cheapest bid, we will say so early and part on friendly terms.
