Kitchen Remodeling in Hallandale Beach

The galley kitchen problem.

The typical Hallandale Beach kitchen was drawn as a closed galley at the back of the unit, facing a service corridor instead of the water. Buildings along South Ocean Drive and the mid-rises on Golden Isles Drive were laid out that way for decades, and so were the mid-century houses in Golden Isles and the townhouses off Layne Boulevard. The remodel almost everyone wants is the same: knock the partition down, put an island where the pass-through was, and let the kitchen see the view the unit was bought for.

Permits come from the Hallandale Beach Building Division, which reviews under the Florida Building Code as amended for Broward, and documents go through the city's online portal rather than by email. In a condo the association reviews first, and its rules usually cover working hours, elevator use, floor sound ratings and who carries the insurance. The physical constraints are the real design driver: plumbing stacks are fixed, the slab decides how far a drain can move, and range hoods can only vent where the building allows.

PGX orders cabinetry early and templates stone after the boxes are set, which is the boring discipline that keeps a kitchen from arriving in the wrong sequence. Slabs come up on a scheduled elevator with pads hung and corridors covered, because your neighbors did not sign up for your renovation. Fixed written scope, a supervisor on site daily, licensed and insured under Lic. CGC1539072, and more than 150 remodels and additions delivered across South Florida, all of them permitted and inspected.

What's included

The kitchen scope, line by line.

Cabinetry, stone and appliances get specified line by line before anything is ordered. These are the elements Hallandale Beach kitchens ask for most.

01

Cabinetry built to measure

Made-to-order boxes and doors sized to real ceiling heights, finished for coastal humidity, with interiors planned around how you actually store things.

02

Islands and stone tops

Quartzite, marble or porcelain slabs templated in place, with waterfall ends and seating overhangs carried on real steel supports.

03

Moving the plumbing

Relocating sinks and dishwashers as far as the slab and the existing stack allow, with everything permitted, inspected and sealed against the unit below.

04

Appliances and venting

Full appliance packages set with dedicated circuits and the venting solution your building actually permits, whether that means a ducted run or recirculation.

05

Lighting worth the view

Layered ceiling, cabinet and island lighting on dimmers, planned so the glass reflects the ocean at night instead of your can lights.

FAQ

Straight answers.

Can I move the sink and dishwasher in a Hallandale Beach condo?
Within limits. Drain lines need slope, the concrete slab gives you only so much depth, and the vertical stack is not moving, so the further you pull a sink from the stack the harder the geometry gets. Some buildings also restrict coring entirely. We measure the slab, check the riser location and the association's rules, then tell you what the layout can be before a designer draws something the building will never allow.
Do I need a permit just to replace cabinets?
Cabinets alone, no. A real kitchen remodel, yes. The moment you touch plumbing, gas, electrical or a wall, the Hallandale Beach Building Division needs a permit and inspections, and the association will ask for the permit number before releasing the elevator. Unpermitted kitchen work tends to surface at closing, and unwinding it later costs more than doing it correctly the first time. We pull the permits as part of the contract.
Can I get a gas range in a Hallandale Beach tower?
Only if the building already has gas service to the unit, and many here do not. Where there is no gas line, induction has become the honest answer: it delivers the control cooks want and it avoids the venting fight entirely. If your building does have gas, the line still needs a permit and its own inspection. We confirm what is available at the walk-through rather than after the range is ordered.
How do you get stone slabs up to a high floor?
Carefully, and on a booked schedule. Slabs are cut into manageable pieces where the elevator geometry demands it, wrapped, and moved during the hours the association allows, with pads hung and floors protected the whole route. Some buildings restrict deliveries to specific mornings, which is a scheduling problem rather than an obstacle. This gets planned during estimating, not discovered on install day.
What drives the budget on a custom kitchen here?
Cabinetry and stone lead, appliances follow, and the invisible work of relocating plumbing or upgrading electrical is what people forget to price. A galley opened into a great room costs more than a like-for-like replacement, because structure and permits enter the picture. We scope it in writing against a real specification so you are comparing the same kitchen, not three different guesses at one.
