Hallandale Beach runs two parallel housing markets. East of the Intracoastal, South Ocean Drive is a wall of towers, from the 1960s and 70s buildings around the Hemispheres and Parker Plaza to the newer generation at the Beach Club and 2000 Ocean. Broward sits inside the High-Velocity Hurricane Zone, so impact windows and doors still need HVHZ product approvals. In a tower, the association's approval comes before any of it.
