Do I need a county permit for a dock or seawall in Golden Isles?
Typically yes, in addition to the city. Work in, on or under surface waters in Broward, including docks, seawalls, dredging and mangrove trimming, falls under the county's aquatic and wetland resources permitting, and state or federal approvals can also apply depending on scope. The city permits the upland structure. We keep the marine contractor and the terrace work on one schedule so the dock is not finished six months before the deck that reaches it.
Can I build an outdoor kitchen on a condo terrace?
That is an association question first and a code question second. Many buildings prohibit open flame on balconies outright, and even where grills are allowed there are usually restrictions on fuel, fixed installations and anything that penetrates the waterproofing membrane. Ground-floor terraces and private cabana areas have more latitude. We read the condo documents before designing, because a beautiful rendering the board rejects is an expensive drawing.
What materials actually last this close to the ocean?
Salt air is the deciding factor within a few blocks of the beach and along the Intracoastal. Marine-grade stainless, powder-coated aluminum, solid-surface or dense stone counters, and hardware chosen for coastal service will hold up. Standard outdoor cabinets, budget fasteners and thin veneers will not; they rust, streak and fail early. Specifying correctly costs more once and much less over the ten years you own the terrace.
Should the roof and the terrace happen at the same time?
If both are due, yes. Re-roofing, new impact openings, stucco and a covered terrace all touch the same walls and the same waterproofing lines, so doing them together means one round of scaffolding, one set of flashing details and one permit sequence. Splitting them usually means cutting into work you just paid for. We coordinate the roofing trade under the same schedule and the same supervisor.
What moves the price of an outdoor living project?
Structure and utilities, far more than square footage. A paver terrace and a roofed outdoor room with gas, water, power and an appliance package are different projects wearing the same name. Site conditions matter too: drainage, existing slab quality and access for equipment on a narrow canal lot all show up in the number. We walk the property and price a written specification so you are looking at a real scope.
