Can I build a summer kitchen at my Aventura home?
In Aventura Lakes or Country Club Estates, yes — with city permits for the gas, plumbing, and electrical runs, and your HOA's blessing on the design. On tower terraces the story is different: fire codes and most associations restrict open-flame grills on balconies, so the options narrow to electric equipment and whatever your building's rules allow. We will tell you which side of that line your project sits on before anyone gets attached to a rendering.
Do pergolas and pavers need permits in Aventura?
Pergolas and other structures do — and in a High-Velocity Hurricane Zone they also need engineering and anchoring designed for serious wind, not just a bag of concrete per post. Driveways and most hardscape changes go through city review as well, and your HOA will want drawings of anything visible from the street. It sounds like a lot of paperwork because it is; we handle all of it as part of the scope.
What outdoor materials hold up near the Intracoastal?
The salt air is patient and undefeated, so we specify accordingly: 316 stainless steel or marine-grade hardware, powder-coated aluminum over raw steel, porcelain pavers that ignore moisture, dense stone sealed properly, and cabinetry built for exterior life rather than adapted to it. The cost difference over builder-grade materials is real but modest — far smaller than the cost of replacing a corroded outdoor kitchen in year six.
Can you coordinate a re-roof with other exterior work?
Yes, and you should insist on it. Roofing, stucco repair, painting, and window replacement all touch the same edges of the building, and the order of operations determines whether the flashing, waterproofing, and finishes actually work together.
