Home Remodeling in Surfside

We know Surfside street by street.

Surfside's single-family blocks, from Abbott and Byron to Carlyle, Dickens, and Hawthorne, were mostly built in the 1940s and 50s, when a beach house meant compact rooms, one bathroom, and a carport. Those same houses now sit on some of the most sought-after ground between Miami Beach and Bal Harbour, and their owners face a familiar choice: tear down or remodel properly. A serious whole-home remodel keeps the scale and character of the street while delivering open living space, new mechanical systems, impact openings, and finishes that match what the property has become.

Every home remodeling project here runs through the Town of Surfside Building Department, and this is not a town that waves things through. Substantial renovations and exterior changes go to the Planning and Zoning Board, which doubles as the town's design review body; complete plans are due weeks before a board date, and a pre-application meeting with the Town Planner comes first. Layer on Miami-Dade's High-Velocity Hurricane Zone product approvals, plus FEMA flood rules on a barrier island where the substantial-improvement threshold can change the math on a low-slab house, and sequencing the approvals becomes half the job.

More than twenty years of South Florida building sit behind PGX Builders Group, along with over 150 remodels and additions, all of them permitted and inspected. We put the full scope in writing before demolition, keep a supervisor on site daily, and run every trade under one license, CGC1539072. On streets this quiet, that discipline shows: protected floors, a clean site at five o'clock, and neighbors who know exactly who to wave at.

FAQ

Straight answers.

Do I need design review to remodel a house in Surfside?
Interior-only work generally needs building permits but not a board hearing. Exterior changes and substantial renovations go before the Planning and Zoning Board, which handles design review for the town, and a pre-application meeting with the Town Planner is required before you submit. We prepare the drawings, attend the meetings, and build the board calendar into your schedule so it never becomes a surprise.
How long does permitting take with the Town of Surfside?
Longer than homeowners expect and shorter than the horror stories, provided the submission is right. Simple interior scopes move in weeks; anything requiring board review is tied to meeting dates, and complete plans must be in well ahead of them. Our approach is to submit complete, code-referenced packages the first time. Most permitting delays in this town are really resubmittal delays wearing a disguise.
Should we remodel our Surfside house or tear it down?
It depends on the structure, the elevation, and what you want the house to be. FEMA's substantial-improvement rules can limit how much you invest in a house sitting below current flood elevation, which sometimes tips the decision. Plenty of Surfside homes are worth keeping: good bones, real character, mature streets. We will walk it with you and give you a straight answer, even when that answer is not a remodel.
How much does it cost to remodel a whole house in Surfside?
There is no honest single number, because scope, structure, and finish level drive it. What we can promise: we work at the high end of the market, we price from a fixed written scope rather than an allowance-padded guess, and the figure you sign is the figure we defend. If a hard budget conversation needs to happen, we would rather have it before demolition than after.
Can we live in the house during the remodel?
For a true gut renovation, no, and you would not want to. For phased work we can sequence the house so part of it stays livable, with dust barriers, protected pathways, and a schedule that keeps the disruption predictable. During the first walk-through we will tell you plainly which kind of project yours is, so you can plan the year accordingly.
