Kitchen Remodeling in Surfside

From Abbott Avenue to the Surf Club.

A 1940s Surfside house almost always hides its kitchen: a walled-off galley at the back, sized for one cook and a different century. On Abbott, Byron, and Carlyle Avenues, the modern remodel opens that room to the living space, anchors it with a stone island, and finishes it in custom cabinetry built to the ceiling. Along Collins Avenue, owners at residences like the Surf Club and Fendi Château commission kitchens to the same standard, tailored to concrete shells and association rulebooks instead of wood-frame walls.

In the houses, kitchen remodels are permitted through the Town of Surfside Building Department, and moving gas, drains, or panels means real plans and real inspections, not a handshake. In the condos, the association reviews come first: insurance certificates, contractor approvals, service-elevator reservations, and working hours in writing. Since Florida's milestone-inspection era began, Surfside boards look especially hard at anything that touches slabs, risers, or waterproofing, and a contractor who arrives with complete documents keeps a project off the wrong agenda.

Kitchens are where high-end work gets measured in millimeters, so we behave accordingly. PGX builds from shop drawings, templates stone after cabinets are set, and puts one supervisor on your project daily from demolition through the final punch list. The scope is fixed in writing, covering cabinetry, counters, appliances, and lighting, before we open a single wall. Twenty-plus years in South Florida have taught us that a calm kitchen project is a planned kitchen project.

FAQ

Straight answers.

Can you remodel a kitchen in a Surfside condo building?
Yes, and it is a large part of what we do in town. We handle the association package: license and insurance certificates, renovation deposits where required, elevator reservations, and approved working hours. Buildings along Collins Avenue each have their own rulebook, and since milestone inspections became law, boards review slab penetrations and plumbing changes closely. We build that review time into the schedule from day one.
Does a Surfside kitchen remodel need a permit?
If the project moves plumbing, gas, or electrical, and a real kitchen remodel almost always does, then yes: permits through the Town of Surfside Building Department, with inspections along the way. Cabinet-and-counter swaps can be lighter, but we would rather pull the permit than explain its absence when you sell. Unpermitted kitchen work has a way of surfacing at closing.
How long will a custom kitchen really take?
Plan on months rather than weeks once cabinetry lead times enter the picture, because custom boxes and specialty appliances set the tempo more than construction does. Our schedule runs procurement and permitting in parallel, so demolition starts when materials are close, not before. An empty kitchen waiting on cabinets is the one schedule failure we refuse to build in.
What do high-end kitchen remodels run in this area?
Ranges are wide, and honest people say so. Custom cabinetry, natural stone, and the appliance package drive most of the spread, and Surfside owners typically build to the standard the house or the building expects. We price from a written specification, line by line, so you decide where the money goes before it goes anywhere.
Can we keep using the house during a kitchen remodel?
Usually, yes. We isolate the kitchen behind sealed dust barriers, protect the floors on every path our crews use, and set up a temporary kitchen corner if you want one. In condo buildings, containment is stricter: corridors and elevators get protected daily, because the building is watching even when you are not.
