The Shoreland Company drew Miami Shores in the 1920s, when a kitchen was a working room hidden behind a swinging door, and plenty of houses near Grand Concourse and the streets east of NE 2nd Avenue still cook that way. The postwar ranches closer to the Country Club traded the swinging door for a narrow galley. Owners of high-end homes in the Village want the same three things from us: a real island, storage that fits how they actually cook, and a kitchen that finally faces the family instead of the wall.

A kitchen remodel here is permitted through the Miami Shores Village Building Department, with electrical, plumbing, and mechanical trades each inspected. Removing the wall between kitchen and dining room is structural work in a masonry house, so we bring the engineering, not optimism. If your project touches the exterior, say a new window over the sink or a relocated door to the terrace, the Village's harmony standards apply and any new opening needs a Miami-Dade product approval for the High-Velocity Hurricane Zone. We fold all of it into one permit package.
