Do I need historic approval to remodel a house in Morningside?

Straightforward, like-for-like changes are often approved at staff level; larger ones go to the Historic and Environmental Preservation Board. How long do City of Miami permits take for a whole-home remodel?

Possibly, and it's better to know before you fall in love with a scope. In mapped flood zones, when the cost of improvements exceeds half the building's market value, the entire structure can be required to meet current flood elevation standards. Bayfront streets in Morningside, Belle Meade, and Shorecrest sit in flood-prone territory, so we run that math with you at the estimate stage and shape the scope around the answer.
What does it cost to renovate a whole Upper East Side house?
