Miami Shores was laid out in the 1920s by the Shoreland Company as America's Mediterranean, and the housing stock still shows it: barrel-tile Mediterranean Revival homes near Grand Concourse and NE 96th Street, 1930s and 1940s houses on the numbered streets, and postwar ranches filling in toward the Country Club. Owners here rarely want a teardown. They want the arches, the casement proportions, and the street presence kept, and the original floor plan, wiring, and plumbing completely rethought. That is the home remodeling we do most in the Village.

Permits run through the Miami Shores Village Building Department, and the Village looks harder at appearances than most jurisdictions. Its code requires buildings to stay harmonious with the neighborhood in character, appearance, and even exterior color, with the Planning and Zoning Board weighing in on work that does not fit. Dozens of homes carry Village historic designation, which adds Historic Preservation Board review. Windows and doors go in impact-rated, carrying the Miami-Dade product approvals the High-Velocity Hurricane Zone demands. We assemble those packages ourselves and present work the reviewers can approve the first time.

Do I need Village approval before remodeling a Miami Shores home?
Every remodel needs permits from the Miami Shores Village Building Department. Interior work generally stays between you and the plan reviewers, but exterior changes are held to the Village's harmony standards for character, appearance, and color, and can go to the Planning and Zoning Board if they do not fit the neighborhood. If your home carries a Village historic designation, the Historic Preservation Board reviews changes too. We map the approval path before we price the work.
How long does permitting take in Miami Shores Village?
The Village publishes a target turnaround for reviewing most residential remodel and addition applications for completeness, and full approval depends on how many disciplines review the plans and how quickly revisions turn around. Clean, coordinated drawings are the real schedule tool, which is why we submit complete packages covering architectural, structural, and MEP work rather than testing the reviewers' patience one correction at a time.
Can you modernize a Mediterranean Revival house without ruining it?
That is most of our work in the Shores. The envelope, meaning the arches, barrel tile, stucco, and casement proportions, is what the Village and the street value, so we keep it and rebuild what is behind it: layout, electrical, plumbing, air conditioning, insulation, openings. Done right, the house reads original from the sidewalk and functions like new construction inside. That is why the design phase matters as much as the build.
What kind of budget does a Miami Shores remodel call for?
It depends on scope more than square footage. A cosmetic refresh and a full-gut with structural openings are entirely different projects. We are a high-end contractor, so we will not be the cheapest bid; we will be the one with a fixed written scope, engineering done properly, and no surprise change orders manufactured mid-project. After a walk-through we give you a real number tied to a real scope, and we hold to it.
Who pulls the permits and handles inspections?
We do. PGX Builders Group is a licensed and insured Florida general contractor, license CGC1539072. We pull permits under our license, schedule every inspection, and meet the inspector on site. You should never be asked to pull an owner-builder permit for a contractor's work, in the Shores or anywhere else. If a contractor suggests it, that tells you what you need to know.
