Aventura is mostly a vertical city. The towers came up in waves — Turnberry and Mystic Pointe from the late seventies through the nineties, Porto Vita and The Point in the two-thousands, Echo and Privé at Island Estates more recently — and inside many of them, the units still wear their original dropped soffits, choppy galley kitchens, and beige tile. Many older buildings are also in the middle of milestone inspections and structural reserve studies, so we sequence unit work around building-wide projects. Do I need a permit to remodel a condo in Aventura?
Yes. The City of Aventura requires permits for kitchen and bathroom remodels, flooring, window and door replacement, and most alterations — the Building Division reviews plans and inspects the work. Your association will have its own approval package on top of that, usually insurance certificates, contractor registration, and deposits. We prepare both submissions, track the city permit through its eTRAKiT portal, and schedule inspections so the project never stalls between the two.
How do milestone inspections affect remodeling in my building?
Florida requires milestone structural inspections for condominium buildings of three habitable stories and up once they reach the age the statute sets, and then on a repeating cycle, along with structural integrity reserve studies. Those thresholds and deadlines have been revised several times since 2022, so we confirm what applies to your building with the association and the building department rather than assume it. Practically, that means many Aventura towers have engineering assessments or concrete work underway or scheduled. We check what your building has planned before committing dates, so your finished remodel is not interrupted by a facade project six months later.
How long does a whole-home remodel take in Aventura?
Be realistic: association review can add weeks before the city even sees your plans, and a full-gut renovation then runs several months of construction depending on scope and finish lead times. Simple interior permits generally move faster than structural ones. What we control is the schedule we commit to — a written timeline tied to a fixed scope, with long-lead materials ordered before demolition so the project never sits idle waiting on a slab of stone.
Can you work within my building's rules?
That is most of the job in this city. We register with your association, carry the required insurance certificates, book the service elevator, protect corridors and lobbies, and keep noisy work inside the permitted hours. Our supervisors deal directly with building management and security, so issues get resolved at the loading dock instead of at a board meeting. Buildings remember contractors — we make sure they remember us for the right reasons.
How much should I expect to spend remodeling an Aventura home?
It depends on scope and finish level more than square footage — custom cabinetry, stone, and full MEP replacement drive the number far more than paint does. We will not pretend there is a meaningful per-foot figure before seeing the unit. PGX is a high-end contractor, not the cheap bid: you get a fixed written proposal with the real number up front, and that number does not drift once demolition starts.
