The towers have their own version of an addition — buying the unit next door and combining two residences into one — and in Aventura's condo market, that move is often the smartest square footage available.

An addition here is a full permitting exercise with the City of Aventura Community Development Department: zoning review for setbacks and lot coverage, structural plans for foundations and tie beams, and inspections at every stage. Aventura Lakes and Country Club Estates both layer homeowner-association review on top, so elevations and materials get approved before the city weighs in. Can I add a second story to my Aventura Lakes home?
Frequently, yes — subject to what the existing foundation can carry and what your HOA and the city's zoning rules allow for height and coverage. The sequence matters: structural evaluation first, then HOA architectural review, then permitting with the City of Aventura. We coordinate the engineering and shepherd both approvals, so by the time construction starts, every question about loads, setbacks, and elevations has already been answered on paper.
Can two condo units really be combined into one?
Yes, and it happens in Aventura's towers more than people realize. The requirements are real: your association must approve, an engineer must review the shared wall before any opening is cut, and the city permits the structural work plus the electrical, plumbing, and HVAC systems being merged. Done properly, the result is a single residence with no seams — done casually, it is a problem at resale. We only do it the first way.
Do flood zones affect additions in Aventura?
They can. Parcels near the Intracoastal and the lakes may sit in mapped FEMA flood zones, where federal substantial-improvement rules can influence how much you invest in an existing structure and how new ground-level space must be built. It is not a reason to abandon an addition — it is a reason to check the property's zone and run the numbers early, which we do before design money gets spent.
How long does a home addition take here?
Longer than a remodel, honestly. Design and engineering come first, then HOA review, then city plan review — months of paper before ground is broken — followed by several months of construction depending on size and complexity. We front-load the approvals, order structural materials early, and phase the work so your household keeps functioning. The schedule you get from us is written, dated, and built to be kept.
Is an addition worth it compared to moving?
In most markets that is a close call. In Aventura, where single-family inventory is thin and the alternative is usually leaving the city, extending a house you already like is often the rational move — you keep the street, the schools, and the commute, and put the transaction costs into construction instead. We are happy to walk the house and tell you plainly whether the structure and the lot support what you have in mind.
