Aventura residences change hands often, and every owner leaves something behind: a kitchen opened up, a bathroom moved a few feet, marble run through the whole unit, an air handler swapped on a quiet Saturday. Almost all of that needs a permit here. The city draws its line at $500 in labor and materials once work modifies the structure, and it names tile, wood flooring and marble specifically. Permits inside city limits are issued and inspected by the Building Division of the City of Aventura Community Development Department, at the Government Center on West Country Club Drive, with applications, status and inspection requests running through the eTRAKiT portal. County rules follow the work anyway: windows, doors and roofing need current Miami-Dade product approvals, because Aventura sits inside the High-Velocity Hurricane Zone, and older buildings carry the county recertification program on top of the state's milestone inspections and reserve studies. The city also asks associations to share their structural and life-safety reports with it.
