Who issues building permits here, the city or Miami-Dade County?
The city. The Sunny Isles Beach Building Department reviews, issues, and inspects permits for property inside the city limits, and the entire cycle runs through its online portal. County requirements still reach your job: Miami-Dade product approvals for anything in the building envelope, county recertification rules for buildings other than houses and duplexes, and Fire or DERM review on certain high-rise scopes. One authority stamps the permit. Several sets of rules apply to it.
Do I really need a permit to change windows, floors, or a bathroom in my unit?
Windows and doors, always, and with Miami-Dade approved products, since the whole city sits in the High-Velocity Hurricane Zone. Flooring is where tower owners get caught: your association almost certainly specifies an acoustic underlayment rating, and any finish work that moves plumbing, electrical, or a fire-rated assembly needs a permit even when nothing structural changes. In Golden Shores the same logic catches enclosed carports and added bathrooms, which is exactly what a permit search turns up later.
Our building received a recertification notice. Can PGX do the repairs?
Yes, the construction side of it. The report belongs to your engineer or architect and we do not sign it. What we do is build what it calls for: concrete restoration, balcony and railing work, waterproofing, electrical corrections, and the permits and inspections that close each item out. In a coastal city like this one, county recertification and the state's milestone requirements tend to arrive close together, so boards here are rarely working with spare time.
What does it cost to clear up a permit problem?
That depends on what the file says. A permit that only ever needed its final inspection is a modest exercise. A bathroom that was moved, a wall that was framed, or a panel changed with no record can mean opening finishes back up to prove the work behind them. City fees belong to the city and we pass them through at cost. Our number comes from a written scope once we have read the record.
