Bathroom Remodeling in Sunny Isles Beach

Where a leak is never just yours.

In a Sunny Isles Beach tower, the bathroom is the room where risk lives. Owners at Turnberry Ocean Club, the Estates at Acqualina, and the older Collins Avenue buildings redo primary baths for the same reasons — a bigger shower, a freestanding tub, book-matched stone — but a failed shower pan on the 38th floor is an insurance claim, not an inconvenience. Over in Golden Shores and Poinciana Island, the stock is different: baths from the 1950s through the 1980s with original cast-iron drains and tile set by tradesmen long since retired. Either way, the glamour sits on top of the plumbing.

Bath renovation permits go through the City of Sunny Isles Beach Building Department's online system, and the inspections that matter most happen when nothing looks finished — rough plumbing, then the shower-pan flood test before any tile goes down. Condo associations add their own layer: wet areas generally cannot migrate over a downstairs neighbor's dry space, insurance certificates precede demolition, and work hours are enforced. We treat every bit of that as the baseline for doing business here, not as an obstacle to negotiate.

PGX builds bathrooms in the order that keeps them dry: substrate, slope, membrane, test, and only then stone. You get a fixed written scope, a daily on-site supervisor who has seen every way a shower can fail, and protection from the corridor to the closet while we work. Across 20-plus years and more than 150 remodels and additions in South Florida, we have never met a bathroom worth building without that discipline.

Sculptural tubs with floor-mounted fillers, set on properly reinforced framing, with tower slab conditions verified before anyone falls in love.

FAQ

Straight answers.

Can I enlarge or move my shower in a Sunny Isles Beach condo?
Sometimes. The governing facts are the location of the building's plumbing risers, the slab construction, and the association's rule that wet areas usually cannot expand over a neighbor's bedroom or living space below. We review the building's as-builts and the association's renovation guidelines before design begins, and we will tell you plainly if the layout you want is not achievable in your line.
What waterproofing do you actually use?
Modern bonded membrane systems installed over correctly sloped substrates, with sealed penetrations and a flood test held long enough to mean something — witnessed and documented before tile is permitted to start. The specific product depends on the assembly, but the sequence never changes. It is the least glamorous line item in the budget and the only one that protects all the others.
How long does a bathroom remodel take here?
Association approval and the city's permit review front-load the calendar, and shower glass is templated only after tile is finished, which puts it last by nature. Once materials are on hand, a primary suite is typically a matter of weeks on site rather than months. We would rather quote you a real schedule after seeing the space than a flattering one before.
Will my downstairs neighbor be affected by the work?
They will hear demolition during permitted hours; that part is physics. What they should never experience is water. That is why the pan is flood-tested before tile, penetrations are sealed, and our insurance certificates are on file with the association before the first hammer swings. Protecting the unit below is not a courtesy in a tower — it is the actual job.
Is it worth pulling a permit for a bathroom remodel?
It is not optional. Plumbing and electrical changes require a permit from the City of Sunny Isles Beach, and in a condominium the association will demand proof of one anyway. Unpermitted wet-area work is precisely what turns up in resale inspections and estoppel files, at the worst possible moment. We permit everything we build, which is why we can warranty everything we build.
