Is a permit needed to redo a bathroom in Miami Beach?
Any remodel that touches plumbing, electrical, or waterproofed assemblies does — which describes essentially every real bathroom renovation. The City of Miami Beach Building Department inspects rough plumbing, electrical, and the shower pan before tile goes on, which is exactly the sequence you want: those inspections protect you from failures that only show up after the marble is grouted. Cosmetic-only updates on existing fixtures may skip permitting, but that is rarely the project people call us for.
Can you remodel a bathroom in an older Miami Beach condo tower?
Yes, and the building's age shapes the plan. Older towers have original plumbing risers and strict rules about moving wet areas, and since Florida's milestone inspection law took effect, associations scrutinize renovation applications more closely. We prepare the full package — plans, license, insurance certificates, contractor rules acknowledgment — and schedule tie-ins to building plumbing at hours the association allows. Your neighbors two floors down should learn about your renovation from you, not from their ceiling.
How do you keep a new bathroom from growing mold here?
Three layers: waterproofing, ventilation, and materials. We install full membrane systems behind tile, not just cement board, flood-test shower pans before finishing, and duct exhaust fans to the exterior with enough capacity for a steam-heavy household. In tightly sealed homes with impact glass, we size ventilation deliberately, because modern envelopes trap humidity better than the 1940s ever did. Materials that do not feed mold, plus air that actually leaves the room, is the whole formula.
How long does a primary bathroom renovation take?
Once materials are on hand and permits issued, a full gut of a primary bath typically runs a number of weeks on site: demolition, rough trades, inspections, waterproofing, tile, stone, glass, fixtures, punch list. The variables that stretch it are structural surprises in older houses and long-lead items like custom vanities and specialty stone. We schedule around reality — nothing gets demolished until the critical materials are confirmed, so your house is not down a bathroom while a slab sits in a quarry.
Is it worth using natural stone in a beach-climate bathroom?
Yes, with eyes open. Marble and quartzite are beautiful and perfectly viable here when sealed properly, set on waterproofed substrates, and maintained; porcelain slabs that convincingly mimic stone are the lower-maintenance alternative for steam showers and heavy-use baths. We walk clients through both honestly, including which stones etch, which shrug it off, and where each belongs. The wrong answer is choosing a delicate stone and pretending the humidity will make an exception for you.
