Bathroom permits follow the island: City of Miami for Biscayne and San Marco, City of Miami Beach for San Marino, Di Lido, Rivo Alto, and Belle Isle. In the Belle Isle condominiums, buildings like Belle Plaza and Costa Brava that date to the 1960s and 70s, your renovation also runs through the association, and because towers of that era are in their milestone-inspection years, boards now read alteration requests carefully. Anything touching a plumbing riser or a slab penetration gets extra scrutiny, and frankly it should. We prepare the drawings and documentation those reviews actually ask for.

Do bathroom remodels need permits on the Venetian Islands?
Yes, once you move past cosmetic replacement. Relocating fixtures, altering drains, changing electrical, or reworking walls all require permits, through the City of Miami for Biscayne and San Marco Islands or the City of Miami Beach for San Marino, Di Lido, Rivo Alto, and Belle Isle. Permitted work also means inspected waterproofing and plumbing, which on a bathroom is exactly the protection you want on record.
Can you renovate a bathroom in a Belle Isle condo tower?
Yes, and we plan them differently than house bathrooms. The association approves the alteration first, and buildings from the 1960s and 70s, now in Florida's milestone-inspection era, are rightly cautious about slab penetrations and riser tie-ins. We produce the drawings the board wants, carry the required insurance, schedule around elevator and work-hour rules, and keep the corridor cleaner than we found it. That last part matters more than people expect.
How do you keep a shower from leaking years later?
By refusing to rely on tile as waterproofing. Tile is decoration; the membrane behind it is the actual shower. We install full waterproofing membranes, flood-test pans before setting stone, seal every penetration, and photograph the assembly before it disappears behind the finish. Combined with a permitted inspection record, you get a bathroom that stays dry and documentation proving how it was built. It is the least glamorous thing we sell, and the most valuable.
How long does a primary bathroom remodel take?
A full primary suite rebuild typically runs a few months on site once permits are in hand, with stone fabrication and plumbing fixtures as the common long-lead items. Condo projects on Belle Isle add association approval time up front and work-hour limits during construction, so they run somewhat longer than the same bathroom in a house. We give you the sequence in writing before we start, and we keep to it.
What should I budget for a high-end bathroom here?
Stone, glass, and plumbing fixtures set the tone, and quality in those categories is genuinely worth paying for. Rather than throw out a number that ignores your selections, we scope the bathroom you actually want and price it fixed, in writing. Venetian Islands owners are generally investing at a level consistent with the rest of the house, and our job is to make sure the money lands in durability first and drama second.
