On the Venetian Islands the backyard is the amenity: a pool terrace facing the skyline from San Marco, dock access off Rivo Alto, long evening light on the west side of Biscayne Island. The outdoor living projects we build here are true construction, including structural pergolas, summer kitchens with gas and refrigeration, new driveways and entry sequences, and complete exterior envelope work. All of it is designed for a site that takes salt spray, full sun, and forty-knot squalls, sometimes in the same afternoon.

Exterior work is where island permitting gets layered. Your island decides the building department, City of Miami for Biscayne and San Marco, City of Miami Beach for San Marino, Di Lido, Rivo Alto, and Belle Isle, and Miami Beach adds design review plus a seawall ordinance that sets minimum elevations for new and substantially repaired walls. Work on the seawall or dock brings Miami-Dade County environmental review into the conversation as well. Anything attached to the house or catching wind, from pergolas to shutters to doors, needs high-velocity hurricane zone product approvals. We sequence it so approvals land in the right order.

Our outdoor scopes read like our indoor ones: fixed in writing, priced in real materials such as shellstone, ipe, and marine-grade stainless, and supervised daily by people who know what salt does to the wrong hardware in a single summer. Drainage is designed rather than assumed, because low island lots forgive nothing after a rainy-season king tide. And since a project can keep us on your street for months, we run tight sites and quiet logistics; on islands this small, discretion is part of the scope. Do I need permits for a pergola or summer kitchen on the islands?
Yes. Structures, gas lines, plumbing, and electrical all require permits through the City of Miami for Biscayne and San Marco Islands or the City of Miami Beach for the others, and anything that catches wind needs product approvals rated for Miami-Dade's high-velocity hurricane zone. An unpermitted pergola is exactly the kind of thing that surfaces during a sale or an insurance inspection. We build outdoor structures the same way we build houses: engineered, permitted, inspected.
Can you handle work near our seawall or dock?
We plan and manage it as part of the overall project. Seawall and dock work involves Miami-Dade County environmental review in addition to city permits, and on the Miami Beach islands a seawall ordinance sets minimum elevations for new and substantially repaired walls. We coordinate specialized marine contractors within a single permitted scope, so the terrace, the drainage, and the wall behave as one designed system instead of three separate projects that meet awkwardly at the property line.
What outdoor materials actually survive salt air?
Fewer than the catalogs suggest. We specify marine-grade stainless for hardware and fasteners, powder-coated aluminum or dense hardwoods like ipe for structures, and stone or porcelain surfaces that shrug off spray and sun. Standard steel fixtures and bargain hinges corrode visibly within a couple of years this close to the bay. Material selection is where an outdoor budget either protects itself or quietly evaporates, and we are opinionated about it in your favor.
When is the best time of year to build outdoors here?
Dry season, roughly November through April, is the comfortable window for pours, coatings, and finish work, and it is also when everyone wants their terrace finished, so contractors book ahead. Summer work is entirely doable with smart sequencing around afternoon rain, though hurricane season requires a site kept storm-ready at all times, which we do as standard practice. The practical advice: start design and permitting months before the season you want to be outside.
How long does a terrace and summer kitchen project take?
Once permits are issued, a full terrace with a summer kitchen typically runs a few months of construction, driven by drainage and structural work up front and stone and equipment installation at the end. Add design and permitting time ahead of that, which varies between the City of Miami and City of Miami Beach. We map the whole sequence in your written scope, so the project has a calendar and not just a hope.
