Outdoor projects are still permitted projects. The Village of Key Biscayne's Building, Zoning and Planning Department reviews structures, electrical, plumbing, and gas lines the same way it reviews interior work, and zoning rules on setbacks and lot coverage apply in the backyard too. Anything with a roof or a frame — pergolas, trellises, covered terraces — must be engineered for the High-Velocity Hurricane Zone, with anchoring designed for uplift rather than optimism. Do I need a permit for a pergola or summer kitchen in Key Biscayne?
Yes. Shade structures, covered terraces, and summer kitchens involve structural anchoring, and often gas, electrical, and plumbing — all reviewed by the Village of Key Biscayne and, because this is the High-Velocity Hurricane Zone, engineered for wind uplift with approved products. Setbacks and lot coverage apply outdoors too. We fold the permitting into the project so the review happens once, correctly, before anything is built.
What materials actually survive the salt air out here?
Marine-grade ones, chosen without sentimentality. That means 316 stainless steel for hardware and grill components, powder-coated or anodized aluminum over raw steel, porcelain and dense stone for surfaces, and coastal-rated finishes on anything painted. Standard big-box hardware can start corroding within a season this close to the ocean. We specify for the environment first and the catalog second, and we tell you which choices trade longevity for looks before you make them.
Can you build a terrace or outdoor kitchen near my seawall?
Usually, with planning. Waterfront lots carry setbacks, and work near the water's edge can involve county environmental review on top of the Village permit — something we identify during design rather than discover during construction. We also engineer drainage carefully at the seawall line, since that is where grade, tide, and runoff all meet. The result is a terrace that enjoys the water without picking a fight with it.
Will a new terrace make my drainage or flooding worse?
Not if it is designed as drainage first and paving second. On a low island, every hardscape project changes where water goes, so we plan elevations, slopes, and drains so runoff moves away from the house and toward proper collection — and we think about king tides, not just average afternoons. Done carelessly, a beautiful terrace becomes a shallow reflecting pool every October. Ours are built to stay dry underfoot.
What does a full outdoor living project cost?
Scope drives it more than square footage: a paver terrace is one budget, while a covered outdoor room with a summer kitchen, gas, and engineered shade is another entirely.
