Exterior work is exactly what Coral Gables reviews most carefully. Terraces, pergolas, fences, and yes, driveways go before the Board of Architects, and Development Services permits the construction behind them. The city's tree rules mean a specimen oak near your project is a design constraint rather than something to clear away; removing protected trees, or even pruning them heavily, requires its own permit. Do I need permits for a summer kitchen or pergola in Coral Gables?
Yes on both counts. Structures need building permits, the gas, electrical, and plumbing runs need their own trade permits, and because it is all exterior, the Board of Architects reviews the design first. It is more process than a grill island seems to deserve, but it is the same process that keeps Gables backyards looking like the Gables. We manage the approvals as part of the project.
There is a big oak where I want the terrace. Can it come down?
Not without a city permit, and if it qualifies as a specimen tree, generally 18 inches in trunk diameter or more, removal triggers mitigation requirements. Coral Gables protects its canopy seriously, and the fastest path is usually designing with the tree instead of against it: shifting the footprint, floating a deck over the roots, shaping shade into the plan. We have done both and will tell you which fight is worth having.
Will salt air near the bay wreck my outdoor kitchen?
It will wreck the wrong materials. Along Gables by the Sea, Cocoplum, and other bayfront streets we specify marine-grade stainless, coated or naturally inert metals, dense stone sealed properly, and hardware chosen for coastal exposure. Cheap outdoor cabinets and big-box fixtures corrode fast in that environment. Specify once, correctly, and the terrace ages like the house instead of like a rental grill.
How disruptive is a backyard project to daily life?
Less than interior work, but not invisible: expect material staging, concrete days, and a stretch when the yard belongs to the crew. We plan access routes to protect landscaping and hardscape, keep the site clean daily, and follow the conduct and hours rules that gated communities along Old Cutler Road enforce. Most clients live normally throughout, minus the backyard itself.
What should I expect to invest in a full outdoor living project?
It scales with utilities and structure: a paver terrace is one budget, while a covered outdoor room with a full summer kitchen, gas, water, and electrical is genuinely another. Selections like appliances, stone, and cabinetry move the number as much as square footage does. We scope it in writing after a site walk so you are comparing real specifications, not a per-foot guess that ignores what is under the slab.
