On an acre, outdoor living is not decorating — it is construction, with footings, gas, drainage, and electrical that should be permitted and built like the house itself.

Exterior work here runs through the Village of Pinecrest Building and Planning Department, and the canopy comes first: tree protection is written into the village code, so terraces, driveways, and pergolas get designed around root zones and protected specimens, not over them. Anything structural or roofed also has to meet High-Velocity Hurricane Zone requirements, meaning engineered footings and connections plus Miami-Dade approved products for any new openings.
