Does a summer kitchen or pergola need a permit here?
Almost always. Footings, roofed structures, gas lines, and electrical circuits all require permits, and in Ponce-Davis those run through Miami-Dade County because the area is unincorporated. Unpermitted outdoor structures have a way of surfacing during appraisals and sales, usually at the worst possible moment. We permit everything we build, which is exactly why we are comfortable standing behind it.
Can you build the terrace around our existing oaks?
That is our preference. Protected trees in unincorporated Miami-Dade fall under county rules enforced through DERM, and mature canopy is a large part of what makes these lots worth what they are worth. We design terraces, pergolas, and driveways around root zones and drip lines, and when a tree genuinely must come out, we secure the permit rather than gamble with a chainsaw.
Do you build pools too?
We build everything around the pool: terraces, coping, summer kitchens, pergolas, equipment enclosures, and the drainage that keeps water where it belongs. Pool shells themselves are specialty-licensed work, so we coordinate with an established pool contractor and fold their schedule into ours. You get one integrated backyard project instead of three contractors pointing at each other.
How disruptive is outdoor construction to the property?
Less than you would fear when it is planned. We define access routes and staging areas before work starts, protect existing landscaping and hardscape along the path, and keep equipment off everything that is not in the scope. Streets in Ponce-Davis are quiet and private, and our job sites are run to match them.
What should we budget for a summer kitchen and terrace?
It varies with size, stone, and appliances more than anything else. A built-in grill under an existing cover is one conversation; a full outdoor kitchen with refrigeration, gas, stone counters, and a new pergola over a travertine terrace is another. As a high-end contractor we will not be the lowest number, but the scope is fixed in writing and the work is permitted, inspected, and warrantied.
