Title turned up an open permit on our Ponce-Davis house. What now?
First we read the record, because open covers three different problems. The job may have been abandoned unfinished, the permit may have expired mid-project, or the work may be perfectly complete and nobody ever called the final inspection. The last one ends in an inspection and a closeout. The first two can mean reactivating the permit, re-permitting under current code, or opening finished work so an inspector can see it. We tell you which one you own, in writing, with enough runway before your closing date to act on it.
Is Ponce-Davis part of Coral Gables or South Miami for permitting?
Neither. Ponce-Davis and High Pines are unincorporated Miami-Dade, wrapped by Coral Gables on one side and South Miami on the other but inside neither, so building permits are filed with the county through RER. The confusion is understandable, and it costs real time when a package gets prepared for the wrong reviewer. We verify the folio and the jurisdiction against the county record before anyone draws a sheet or quotes a scope.
A previous owner enclosed the carport with no permit. Can it be legalized?
Usually, through an after-the-fact permit. We measure what exists, produce as-built drawings, bring in an engineer or architect when the structure calls for one, and submit it to be inspected against the code in force today. That sometimes means opening a wall or ceiling so an inspector can see framing, straps, and connections that were buried years ago. If what was built cannot be brought into compliance, the honest answer is rebuild or remove it, and you will hear that from us before you pay for drawings.
Do windows and doors here really need a Miami-Dade Notice of Acceptance?
Ponce-Davis sits in the High-Velocity Hurricane Zone, so every exterior opening and roof system needs approval documentation valid for the HVHZ, and Miami-Dade's Notice of Acceptance is the approval most commonly used. The paperwork alone is not enough: the installation has to match what the NOA covers, down to anchor type, spacing, and substrate. Openings put in without it fail inspection, complicate the file at resale, and can cost you wind mitigation credit with your insurer.
Does 40-year recertification or a milestone inspection apply to a house like ours?
No. Miami-Dade's building recertification program, the one everyone still calls the 40-year, exempts single-family homes and duplexes, and Ponce-Davis is single-family almost end to end. Milestone inspections and structural integrity reserve studies are a condominium requirement, aimed at buildings of three habitable stories and up, so nothing on these streets triggers them. If you also sit on a condo board elsewhere in Miami-Dade, the repair work those reports generate is something we do.
