Palmetto Bay is mostly 1950s-to-70s ranch houses on big lots: Mangowood, Tanglewood Estates, Coral Reef Estates, the streets east of Old Cutler Road. Nearly all of them have passed through three or four owners, and somewhere in that history sits a carport turned into a bedroom, a patio enclosed and air conditioned, an electrical panel swapped on a Saturday. Structural, electrical, plumbing and mechanical work all require permits here, and so do roofing, windows and doors, fences, sheds, pools and standby generators. What was skipped decades ago does not disappear. It waits for an appraiser, an inspector, or a buyer.

Permits for those houses are filed with the Village of Palmetto Bay Building and Permitting Department on East Hibiscus Street, where the Building Official also administers the floodplain. Your contractor has to be registered on the Village's portal before an application can be submitted at all. County agencies still attach to a scope though the Village issues the permit: Miami-Dade's Board of Rules and Appeals oversees code administration countywide, environmental review reaches protected trees, the county health department handles septic systems, and Miami-Dade product control governs anything meant to survive a hurricane. And permits issued before the Village incorporated in 2002 live in the county's records, not the Village's.

There is an open permit on my Palmetto Bay house from a previous owner. Can I still sell?
You can list it, but it has to be resolved, and closing out permits commonly lands on the seller, so read what your contract actually says. Start early. The Village's lien search returns open and expired permits from both Palmetto Bay and Miami-Dade County, because the county issued the permits here until the Village incorporated in 2002. Once we see the record we can tell you whether the fix is an inspection, a reinstatement, or real corrective work. Plan on weeks, not days.
How long does it take to close out a permit, and can you speed it up?
Nobody jumps the line legitimately, and anyone who says otherwise is selling you a problem. What saves time is a complete first submittal and a scope that anticipates what the inspector will ask to see. A simple closeout moves quickly. A permit whose work has to be exposed, corrected and re-inspected does not. Weeks, not days, is the honest frame, so tell us about a closing date up front.
What actually needs a permit in Palmetto Bay?
More than owners expect. Anything structural, electrical, plumbing or mechanical, plus roofing, windows and doors, fences, sheds, pools, decks, driveways and standby generators. Interior finish work, meaning paint, flooring over an existing slab, or swapping cabinets in place, generally does not, until it moves a wall or a pipe. If the scope touches a protected tree or a septic system, county agencies review it too. When it is genuinely unclear, we ask the Village instead of guessing.
Do my windows and doors really need Miami-Dade approved products?
Yes. All of Miami-Dade sits in the High-Velocity Hurricane Zone, so windows, doors, garage doors, roofing and skylights need a current product approval covering your specific size and design pressure, installed exactly the way that approval describes. The documentation gets checked at inspection. Buying glass that carries no approval, or anchoring it the wrong way, is how a job fails an inspection and stalls a schedule that had no room in it.
My building received a recertification or milestone inspection notice. Can PGX handle it?
We handle the construction side. A licensed engineer or architect performs the inspection and signs the report; we coordinate that professional, then permit and build the repairs it calls for. In Palmetto Bay this rarely touches a house, since single-family homes and duplexes sit outside Miami-Dade's recertification program. It does reach the village's older multi-family and condo buildings, and any condominium three habitable stories or more in height falls under the state's milestone and structural reserve rules. Check your building's age rather than trusting the old forty-year number.
