Bathroom Remodeling in Palmetto Bay

The Palmetto Bay bathroom problem.

Nothing dates a Palmetto Bay house faster than its bathrooms. A well-kept ranch in Tanglewood Estates or Mangowood will still hide a 1970s hall bath behind its oak door: low ceiling, tub nobody uses, a vanity built for smaller mornings. Owners here are converting spare bedrooms and closets into genuine primary suites, with curbless showers behind frameless glass, freestanding tubs, book-matched stone, and double vanities under proper lighting. Done well, it is the room that changes how the whole house feels at 6 a.m.

Bathroom work in Palmetto Bay is permitted through the Village's Building and Permitting Department, with plumbing and electrical inspected at rough and final. Two local wrinkles matter. First, many original homes still drain through decades-old cast iron under the slab, and a remodel is the sensible moment to camera and replace it. Second, a fair number of properties here run on septic systems, so adding fixtures or moving a bathroom can bring Miami-Dade County review of the system's capacity. Neither is a crisis. Both are things to know before tile is ordered.

Waterproofing is where we are frankly obsessive. Every PGX shower gets a full membrane system, flood-tested before a single tile goes on, because stone and glass are only as good as what is behind them. The scope is fixed in writing, a supervisor walks the site daily, and floors between the front door and the bath are protected for the duration. One team runs demolition through final inspection and warranty. It is the least dramatic way to build a bathroom, which is exactly the point.

What's included

Five ways we rebuild bathrooms.

Whether it is one guest bath or every wet room in the house, the scope below is priced line by line before demolition.

01

Spare bedrooms turned into suites

Bedrooms, closets, and dated baths combined into a true suite, with layouts drawn around Palmetto Bay's low-slung ranch footprints.

02

Curbless showers, flood-tested first

Curbless entries, linear drains, and heavy glass over a flood-tested membrane, so the shower stays beautiful long after the reveal.

03

Freestanding tubs, drains rerouted

Tubs placed where the room deserves them, with floor-mounted fillers, reinforced framing where needed, and drain lines rerouted correctly under the slab.

04

Tile cuts planned on paper

Marble, quartzite, and large-format porcelain set flat and tight, with layouts planned on paper so cuts land where nobody looks.

05

Plumbing and ventilation

New supply and drain lines, replaced cast iron where it has earned retirement, and quiet ventilation sized for actual South Florida humidity.

FAQ

Straight answers.

Do bathroom remodels in Palmetto Bay require permits?
Yes, once you touch plumbing, electrical, or walls, which describes any remodel worth doing. The Village of Palmetto Bay issues the permits and inspects the work at rough and final stages, and contractors must be registered with the Village before filing. It is a straightforward process when your plans are complete and your contractor is organized. Ours are; that is most of the trick.
My home is on septic. Can I still add a bathroom?
Usually yes, and it is a common question in Palmetto Bay because many neighborhoods here predate sewer connections. Adding fixtures or bedrooms can trigger a county-level look at your septic system's capacity, and occasionally a drainfield upgrade. We flag this at the estimate stage, before design money is spent, so the answer arrives early instead of mid-project. If your street has sewer available, we can talk through connection as part of the work.
How long does a primary bathroom remodel take?
Typically two to three months of construction once permits are in hand, plus lead time for glass, stone, and plumbing fixtures. Flood-testing the waterproofing adds a day nobody should ever skip. If we discover failed cast iron under the slab, replacing it adds time and we will show you the camera footage rather than ask you to take our word for it.
Can you turn two small bathrooms into one large primary bath?
That is one of our favorite Palmetto Bay conversions. Ranch-era plans often placed two modest baths back to back, sharing a wet wall, which makes combining them efficient: plumbing stays close, and the result is a genuinely large suite bath instead of two apologies. It requires a permit, some re-framing, and occasionally structural work, all of which is normal scope for us.
What should I budget for a high-end bathroom remodel?
Less than a kitchen, more than the tile-store math suggests. Stone, frameless glass, fixtures, and proper waterproofing carry real costs, and moving plumbing adds more. We serve the upper end of the Palmetto Bay market and price accordingly: a fixed written number for a defined scope, no allowance games, no surprise change orders for things we should have seen. We would rather lose a bid than pad one.
