Retire the 1958 bathroom.

Walk into an untouched bathroom in Westerfield Manor or Pinecrest Villas and you'll usually find the 1958 original: pastel tile, a cast-iron tub, and five by eight feet of floor plan. South Miami owners have two moves. In the ranches, they combine a cramped bath and a closet into an actual primary suite with a frameless shower and real storage. On Manor Lane and the larger lots, it's the dated 1990s renovation being replaced with stone, a freestanding tub, and lighting that flatters instead of interrogates.

Bathrooms look small on a permit application and aren't. Permits run through the City of South Miami Building Department, and the shower pan gets inspected before a single tile goes on — which is exactly the inspection you want passed. If a window sits in the wet area, it gets replaced with impact-rated, privacy-glazed product carrying a Miami-Dade approval.

The difference between a bathroom that photographs well and one that lasts is everything under the tile: slopes, membranes, flashing, fasteners rated for wet walls.
