There is an open permit on my Coral Gables house and I am trying to sell. What now?
Get the actual record rather than the one-line summary the title company sent. The city's permit portal shows what was filed, what was inspected and exactly where it stopped. From there it is usually one of three things: a missing final inspection, work built beyond what was approved, or a permit whose contractor is long gone. Each has a path, none of them is instant, so start the day you hear about it rather than the week of closing.
Can you close out a permit that another contractor pulled?
Usually yes. A permit tied to a contractor who has disappeared, or one that has expired, generally has to be revived or re-filed under a licensed contractor willing to stand behind the work. That means we look at what is actually there first. If the construction is sound, it gets inspected and closed. If it is not, you get an honest scope for making it right. We do not put our license on work we have not opened up.
Does the Board of Architects get involved in a permit cleanup?
The moment the work shows from outside, yes. Coral Gables routes exterior changes to the Board of Architects before the Building Division finishes its review, and that reaches things owners rarely expect, including exterior paint. If what you are legalizing is an unpermitted window swap or a patio enclosure, design review is part of the path rather than a formality bolted on at the end. We assemble submittals in that order so it happens once.
Our condo board received a recertification notice. Is that work PGX does?
The report itself comes from a Florida-licensed engineer or architect, and we coordinate that professional rather than pretend to be one. What PGX does is the work the report calls for: concrete restoration, structural repairs, electrical upgrades, railings and parking-lot items, permitted and inspected through the same Development Services process. Coral Gables mails Notices of Required Recertification to buildings that reach the age the county code sets, and repeats it on a fixed cycle after that. Milestone inspections and reserve studies run on their own track for condominium and cooperative buildings.
How much does it cost to legalize unpermitted work in Coral Gables?
Entirely dependent on what is behind the wall. A missing final inspection on sound construction is a small item. A room addition built without engineering, or a re-roof done without approved products, can mean opening things up and rebuilding them to code.
