Yes. Additions and new construction are core Board of Architects territory, reviewed against the city's design standards before the Building Division takes over for code review. The Board looks at massing, materials, rooflines, and how the addition relates to your house and the street. Designs that respect the original architecture tend to move through cleanly; designs that fight it invite revisions. We design for approval from the first sketch.
How long does a home addition take from idea to move-in?
Budget real time for the front end: design, structural engineering, Board of Architects review, and permitting commonly take months before ground breaks, and construction runs several more depending on size and whether a second story is involved. A year from first meeting to finished room is a realistic frame for substantial additions. We put the full timeline in writing so the process has no mystery phases.
Do FEMA flood rules limit what I can build on a waterfront lot?
They can shape the project. On flood-zone properties, including parts of Gables by the Sea, Cocoplum, and other bayfront streets, federal substantial-improvement rules compare your investment against the value of the existing structure; cross the threshold and the whole building must be brought into flood compliance. That is not automatically bad news, but it must be understood before design, not discovered at permitting. We run that analysis early.
Can my 1920s house structurally support a second story?
Many can, some need help, and a structural engineer settles it rather than a hunch. Original masonry walls and footings are evaluated first; reinforcement, new columns, or upgraded tie-beams are designed where required. Occasionally the honest answer is that a rear extension serves you better than going up. We coordinate the engineering and give you options with real numbers attached instead of a single take-it-or-leave-it plan.
Is adding on smarter than buying a bigger house in the Gables?
Frequently, if you love your street. An addition lets you keep the location, the canopy, and the tax base you have built up while buying exactly the space you are missing, and Gables lots often have room to grow.
