In Brickell, outdoor living happens off the ground. Wraparound terraces at Santa Maria and Four Seasons Residences, deep balconies along Brickell Bay Drive, rooftop decks on the townhomes near The Roads: these are the neighborhood's backyards, and owners treat them accordingly, with porcelain pavers, summer kitchens where the rules allow, planters, lighting, and furniture that shrugs off August. Few square feet in Brickell work harder than a terrace with a bay view. Most of them are still finished like builder-grade afterthoughts, which is the gap we fill.

We build outdoor spaces for the Brickell climate rather than the catalog photo: marine-grade fixtures because salt air is patient, drainage that assumes sideways rain, membranes protected during construction because your terrace is somebody's roof. Where associations require engineer review of terrace loads or attachments, we arrive with the calculations done. Crews are discreet, protection extends through the lobby, and the project ends with permits closed and a terrace that looks better in year five than most look on day one.
