Can I renovate my balcony or terrace, or does it belong to the association?
Usually both, in different layers. In most Fisher Island buildings the structural slab, railings, and exterior appearance are common elements under association control, while the surfaces and improvements within your space are yours to renovate with approval. That split is defined in your building's declaration, and it decides what you may change and who pays for what. We read those documents before designing, and we build to whatever line they draw.
Can I add a summer kitchen or a gas grill on Fisher Island?
It depends on your building. Many associations restrict open flame or gas on balconies — a common rule in Florida high-rises — while villa patios often have more latitude. Electric grills, weatherproof cabinetry, refrigeration, and sinks are achievable far more often. We confirm the rules for your specific building first, then design a summer kitchen the association can approve and the county can permit, rather than the other way around.
Do outdoor projects on Fisher Island need permits?
Most do. The island is unincorporated Miami-Dade County, so the county permits electrical, plumbing, structural, and glazing work outdoors just as it does inside — and impact doors or anything wind-loaded needs products approved for the High-Velocity Hurricane Zone. Add your association's architectural approval and the island's contractor registration, and even a modest terrace project has a paper trail. We manage it as part of the job, not as an extra.
What materials actually last outdoors this close to the ocean?
Porcelain pavers and dense stone underfoot, marine-grade stainless hardware, powder-coated or anodized aluminum, teak that is allowed to silver, and lighting rated for coastal exposure. What fails is ordinary steel, bargain fixtures, and any coating applied over skipped prep. We have twenty-plus years of watching South Florida weather grade our industry's homework, and we specify accordingly — it costs somewhat more on day one and far less by year five.
How does exterior work coordinate with my building's inspections and repairs?
Closely, if it is planned well. Buildings from the island's original development period are in Florida's milestone-inspection cycle, and associations frequently schedule balcony, railing, or waterproofing repairs as a result. If your terrace renovation is coming, we talk to management first: sequencing your project with the building's work avoids paying to finish a surface the association later opens. Sometimes the answer is wait six months; we would rather tell you that now.
