Key Biscayne cooks in two languages. In the village core and out toward Cape Florida, owners of 1950s and 60s block houses are taking down the wall that kept the kitchen hidden, adding islands, and rebuilding around custom cabinetry and serious ventilation. Meanwhile, in the towers — Key Colony, Ocean Club, Oceana — original condo kitchens from the 70s, 80s, and 90s are being gutted to the slab and rebuilt with stone counters, panel-ready appliances, and lighting that finally does the ocean view justice. Either way, the permits run through the Village of Key Biscayne's Building, Zoning and Planning Department, which registers every contractor before it accepts an application. Condo work adds a second layer: association approval of plans, certificates of insurance, service-elevator reservations, and weekday work windows that we schedule around rather than argue with. Moving a sink, a range, or a panel means plumbing and electrical permits and inspections — the part of a kitchen remodel nobody photographs but every appraiser checks. We handle both layers and keep the building manager on a first-name basis.
