Home Additions in Bal Harbour

Growing a house behind the gate.

Nobody is making more land in Bal Harbour. The village was master-planned in the 1930s and essentially built out decades ago, which means owners on Bal Cross Drive or Bal Bay Drive who love their street but not their square footage have one real option: build onto the house they have. Rear extensions toward the garden, second stories that capture bay views, and garage conversions into guest or staff quarters are the projects we see most, often as part of a larger renovation.

An addition is exactly the kind of project the Village of Bal Harbour reviews hardest. New construction and additions require Architectural Review Board approval and a Certificate of Appropriateness before the Building Department issues a permit, and the design has to respect setbacks, lot coverage, and the character of a very tidy village. Then come the technical layers: High-Velocity Hurricane Zone engineering, foundations and tie-beams designed for coastal wind loads, and, in AE flood zones, FEMA substantial-improvement math that can determine whether an ambitious addition triggers elevation requirements for the whole house.

Additions are where a general contractor either coordinates or improvises, and improvisation shows. PGX runs additions with the structure decided on paper: engineered drawings, a fixed written scope, and a schedule that sequences foundation, shell, tie-in, and finishes so the existing house stays livable and dry. Deliveries are timed for narrow gated streets, a supervisor walks the site each day, and the crew that ties the new roof into the old one is the same crew accountable for the warranty. That is what one team from estimate to closeout actually means.

What's included

Addition work we take on.

Every addition below starts with engineering and the Village's design review, not with a sledgehammer and a sketch.

01

Extensions toward the garden

Family rooms, bigger kitchens, and glass-walled living space extended toward the garden side of the lot, matched to the existing structure.

02

Second floors for the bay view

New upper floors engineered from the foundation up — often the only way to gain a bay view on a built-out street.

03

Garage and wing conversions

Underused garages and side wings turned into guest quarters or in-law suites, with the permits pulled rather than the corners cut.

04

Tie-beams for older masonry houses

Reinforced tie-beams, columns, and connections that let older masonry houses carry new loads safely and legally.

05

Footings for coastal soil

Footings and slabs designed for coastal soil and flood-zone requirements, verified by inspection before anything rises above grade.

FAQ

Straight answers.

Can I add a second story to my Bal Harbour home?
Often yes, but the answer lives in the structure, not the wish. Many original estate-section houses were built with foundations and tie-beams sized for one story, so a second floor starts with a structural evaluation and honest engineering. Some houses carry the load with targeted upgrades; others want new columns and footings. The design also goes before the Architectural Review Board, so massing and style matter as much as math.
Does the Architectural Review Board review additions?
Yes, additions and new construction are exactly what the board exists to review. Your project needs a Certificate of Appropriateness before the Building Department issues its permit, which means drawings that show the addition respecting the streetscape, the setbacks, and the house it joins. We prepare board-ready presentations and attend the meetings, because an addition approved on the first pass is worth months of calendar.
Will FEMA rules affect my addition?
They can. Much of Bal Harbour sits in AE flood zones, and when the cost of improvements crosses a defined share of the existing structure's value, flood-elevation compliance can come into play for the whole building. That threshold shapes smart addition design: sometimes the answer is a leaner scope, sometimes it is embracing a larger project done to current standards. We put that analysis on the table before design fees, not after.
I live in a condo on Collins Avenue. Can I add space?
Not in the way a house can, and we will say so plainly. Terraces and exterior walls are common elements, so enclosing or extending them requires association consent and Village approval, and neither is guaranteed. The realistic path to more space in a tower is combining adjacent units, which is a substantial construction project we do take on: structural review, systems integration, association approvals, and one seamless residence at the end.
How long does a home addition take from idea to done?
Measured honestly: months of design, engineering, board review, and permitting before ground breaks, then months of construction after. The variables are the board calendar, the permit review cycle, and how much structure the addition touches. What we control, we commit to in writing: a sequenced schedule, a supervisor on site, and a house kept livable and weathertight while it grows. What we don't control, we tell you about early.
