Home Additions in Golden Beach
Room to grow on a mile of coastline.
Nobody is making more Golden Beach. The town has been built out for decades, the lots are what they are, and a family that outgrows a mid-century floor plan on Golden Beach Drive or Center Island has two choices: leave a town they chose for its guardhouse, private beach, and one-mile calm, or add on. Most add on. Rear extensions push living space toward the pool or the dock, and second-story additions buy bedrooms plus something the flat lots cannot otherwise offer, a view over the rooftops to the water.
Additions here answer to the Town of Golden Beach Building Department and, for larger projects, the Building Regulation Advisory Board. Setbacks and lot coverage set the envelope, and the coastal rules do the rest: structures engineered for High-Velocity Hurricane Zone winds, FEMA substantial-improvement math when the existing house is older, and, on Intracoastal lots, seawall obligations at conforming NAVD-88 elevations that pull in county and state agencies. Projects fronting Ocean Boulevard even need a state lane-closure permit when trucks must stage on A1A. None of this is a problem. All of it is homework.
PGX builds additions structure-first: foundations evaluated before promises are made, tie beams and columns strengthened where a second story demands it, and new roof lines resolved into old ones so the finished house reads as original. You get a fixed written scope, an engineer's numbers instead of a salesman's, and a site run to the Town's exacting conduct rules while your family keeps living in the house. One team owns the job from estimate to warranty.

What's included
Additions we engineer and build.
Structural additions for a barrier-island town, from single-room extensions to full second stories, designed around wind, water, and the way your family lives.
Rooms extended toward the dock
Family rooms and kitchens extended toward the pool or dock, with new foundations doweled to existing and roof transitions resolved cleanly.
Second floors with a water view
Upper floors engineered onto strengthened tie beams and columns, adding bedrooms and Intracoastal or ocean views without sacrificing yard.
In-law suites and conversions
Garages and underused wings converted into self-contained suites with separate climate control, proper egress, and finishes matching the main house.
Tie-beam and foundation upgrades
Mid-century structure reinforced to carry new loads under HVHZ wind design, verified by an engineer before we commit to anything.
Envelope integration
Stucco, roofing tie-ins, and impact openings matched so carefully that visitors cannot find the seam between 1965 and now.
