The town has been built out for decades, the lots are what they are, and a family that outgrows a mid-century floor plan on Golden Beach Drive or Center Island has two choices: leave a town they chose for its guardhouse, private beach, and one-mile calm, or add on. Most add on. Rear extensions push living space toward the pool or the dock, and second-story additions buy bedrooms plus something the flat lots cannot otherwise offer, a view over the rooftops to the water.

What should Intracoastal lot owners know about seawalls?
The Town takes seawalls seriously. Permits on Intracoastal properties come with an owner's obligation to repair or replace a deteriorated seawall to conforming elevations, measured in NAVD-88, under the Town code, with Miami-Dade DERM and state agencies involved where applicable. If your addition heads toward the water side of the lot, we assess the seawall early so its condition informs the budget instead of ambushing it.
Can my house structurally take a second story?
Some can, many need help first. Mid-century Golden Beach homes were built for one story of load in a gentler code era, so the honest path runs through a structural evaluation of the foundation and tie beams before any design work you fall in love with. Where reinforcement is feasible, we price it as part of the real scope. Where it is not, we say so and propose the extension that works.
How do you stage a major addition on Ocean Boulevard?
By the book, because the book here is specific. Ocean Boulevard is state road A1A, so staging trucks there requires a lane-closure permit from FDOT, and the Town requires a certified flagman or Town officer whenever concrete pours put vehicles on its roads. Heavy equipment cannot be stored on site overnight without a special exception. We build all of that into the construction plan and price it upfront.
How long does a home addition take in Golden Beach?
Design and engineering typically run a few months, Town review adds its own rhythm, and construction on a substantial addition is measured in many months, not weeks, especially with the Town's Monday-through-Friday work hours. Anyone quoting a dramatically faster schedule is planning to disappoint you politely. We commit to a sequenced timeline in writing and report progress against it every week.
