Owners here invest in covered terraces, summer kitchens, pool surrounds, and motor courts because in this climate the backyard is not seasonal, it is the largest room in the house.

Exterior work still means permits through the Town of Golden Beach Building Department, and the Town's construction standards follow you outdoors: sites fenced and screened, streets swept, pools under construction kept treated, and any damage a contractor causes to Town curbs or roadways repaired at the contractor's expense. Do outdoor projects in Golden Beach need permits?
Almost all of them. Summer kitchens, pergolas, terraces, driveways, and anything structural or with utilities runs through the Town of Golden Beach Building Department, and outdoor structures must be engineered for High-Velocity Hurricane Zone wind loads. The Town also enforces jobsite standards outdoors, from covered dumpsters to swept streets. Skipping permits on exterior work is especially visible in a town with its own police force and attentive neighbors.
What applies to work on oceanfront lots?
Oceanfront parcels carry an extra layer: work near the dune line can fall under state coastal construction rules in addition to Town permitting, and staging vehicles on Ocean Boulevard, which is state road A1A, requires an FDOT lane-closure permit. None of this makes a terrace or pool surround impossible. It makes early due diligence valuable, which is why we confirm the regulatory picture before drawings are finished.
Which outdoor materials actually survive salt air?
The ones specified for marinas, not patios. We use 316 stainless steel hardware and appliances, dense porcelain pavers or properly sealed stone, powder-coated aluminum over ferrous metals, and coastal-rated paints and sealers on stucco and wood. Tropical hardwoods and quality composites both perform well on decks and ceilings. The premium over standard materials is real but modest compared to rebuilding a corroded summer kitchen in year three.
Will construction tear up my street or my neighbor's?
Not on our jobs, and in Golden Beach it cannot: the Town holds contractors financially responsible for damage to its curbs, gutters, and roadways, prohibits parking along the curbs, and expects sites swept clean at least twice a day. We stage deliveries in scheduled windows, keep crews parked off the street, and use a certified flagman when trucks must move on Town roads. Your neighbors should barely notice us.
Can you coordinate a re-roof with an outdoor renovation?
Yes, and sequencing them together is usually smarter than doing them apart. Roofing, stucco, paint, impact openings, and terrace structures share flashing lines and scaffolding, so combining them avoids paying twice for access and prevents the classic mistake of a new terrace scarred by a later roof tear-off. We schedule the roof first, protect it, then build beneath it in the right order.
