What materials survive best this close to the ocean?
The unglamorous truth: 316 stainless hardware, marine-grade fixtures and fans, dense hardwoods or quality composites, powder-coated aluminum, and stone or porcelain over anything that rusts, swells, or fades. Salt air is a subscription, not an event; it bills every month. We spec for a decade of exposure and will tell you plainly which pretty catalog options will not last a summer here.
Can you build a summer kitchen at a bayfront house on Biscaya Island?
Yes. Bayfront terraces and summer kitchens are natural projects for those lots, with gas, water, and electrical run and permitted properly. Waterfront settings add wind exposure and, in places, flood-zone rules that shape what gets built and how high. We design for the exposure, handle the town's process, and respect the quiet of a gated street while we work.
Do pergolas really need engineering here?
Yes; Surfside sits in Miami-Dade's High-Velocity Hurricane Zone. A shade structure is a sail with posts, and the county's wind standards apply to it just as they do to your roof. Engineered anchoring and approved components are what keep a pergola a pergola in October. Ours are calculated, permitted, and inspected, and they still look like furniture rather than infrastructure.
Can you handle stucco, paint, and a re-roof together with the outdoor work?
That is exactly how we prefer it. Sequencing matters here: roofing before paint, stucco before both, openings before finishes. One coordinated plan spares you three rounds of scaffolding and a repainted wall. We bring in the licensed roofer, carry the schedule, and hand you a finished exterior instead of a series of separate projects that almost line up.
