Does a kitchen remodel here need a city permit?
Yes, for anything past new paint and knobs. Moving plumbing, adding circuits, changing ventilation or opening a wall all require permits from the City of Hollywood, and each gets inspected before it is covered. The application itself is the countywide Broward form. Unpermitted kitchen work is one of the first things a buyer's inspector finds, and fixing it later costs more than doing it once.
Does the Harbor Islands association have to approve my kitchen?
For an interior kitchen, generally no. Architectural review exists for what the neighbors can see: elevations, colors, windows, roofs, hardscape. What the association does care about is process. Expect to register the contractor at the gate, provide a certificate of insurance, respect the posted work hours, and keep dumpsters and material staging where they were agreed. We handle that paperwork before the first crew arrives.
How long is my kitchen out of service?
Plan on a couple of months of on-site work for a full kitchen, longer if a structural opening or a relocated wet wall is involved. The bigger clock is fabrication: custom cabinetry commonly runs several months from approved drawings, and stone follows the cabinets. We order long-lead items first and demolish only when the pieces are in hand, so your house is not sitting open waiting.
Can I have a gas range in a Harbor Islands kitchen?
Sometimes, and it needs deciding early rather than at rough-in. If natural gas is not available to the house, the alternative is propane, and that means a tank location, fire code clearances, a permit and a conversation with the association about where the thing sits. Plenty of clients here choose induction instead and never look back. Either way, the appliance package is locked before cabinets are ordered.
What does a kitchen at this level run in Harbor Islands?
Cabinetry, stone and appliances set the tone, and they can differ by a factor of three depending on selections, so a per-foot number is meaningless.
