Will my lot even allow an addition in Harbor Islands?
That is the first thing we check, and the answer comes from two places. The City of Hollywood's zoning rules for the plat govern setbacks, height and how much of the lot may be covered, and the association's architectural guidelines add their own limits. On these compact homesites the two together often steer a project up rather than out. We run those numbers before anyone pays for a design.
Does the association really review the design?
Yes, and it is not a formality. Harbor Islands was master-planned to look coherent from the street, so architectural review considers massing, roof pitch and tile, stucco texture, window profiles and paint. A design drawn to match the house tends to move; a design that ignores the neighborhood invites revision rounds. We draw for that review from the first sketch instead of arguing with it later.
What is the fifty-percent rule and does it apply to me?
It is the federal substantial improvement standard the city administers through its flood damage prevention ordinance. If the cost of improvement reaches half the market value of the structure, the whole building has to be brought into current flood compliance. On waterfront lots that changes the math, and it is far better understood during feasibility than discovered at permit review. We test it early and tell you plainly.
How long does an addition take from first call to move-in?
Budget real time up front. Design and structural engineering commonly run two to four months, architectural review and city permitting add more, and construction on a substantial addition runs several months beyond that. A year from first conversation to furniture is a realistic frame. We put every phase in writing so nobody is left guessing where the project actually stands.
Is adding on better than buying a bigger house nearby?
Often, if you like your street, your dock and your gate. You keep the location and the water access and buy only the space you were missing, which in this community usually beats climbing the waterfront ladder. It is still major construction with two approval tracks and months of work, so it suits owners planning to stay. We give a candid feasibility read before anything else.
