What is behind a Lakes bathroom wall.

A 1926 house on Monroe Street was built with one bathroom and a hall. The ranches that filled in during the 1950s added a second, then tiled it in a color that has since become a conversation piece. Neither arrangement resembles what buyers and long-term owners in Hollywood Lakes want now: a primary suite with two vanities, a freestanding tub, and a shower that does not require choreography. Most bathroom remodeling here is really space planning, borrowing a closet, a hall or a small back bedroom to make one good room.

Does a bathroom remodel in Hollywood need a permit?
Anything beyond a cosmetic refresh does. Relocating or replacing plumbing, altering circuits, adding a heated floor or changing ventilation all require permits and inspections through the City of Hollywood Building Division. The value is not paperwork for its own sake; it is a third party confirming the rough plumbing and waterproofing before marble hides them forever. We pull the permits, book the inspections and hand you the closed-out record at the end.
Our house is a designated historic property. Can we still redo the bathrooms?
Yes. The Historic Preservation Board's concern is the exterior and the character of designated buildings, and it acts on Certificates of Appropriateness for Design and Demolition inside Hollywood's historic districts. Interior bathrooms are generally yours to redesign. A new or enlarged window, a relocated exterior vent or a change to the facade brings a Certificate of Appropriateness into the sequence. That adds calendar time, not a veto, and we build it into the schedule from the start.
Can we move a bathroom to the other side of the house?
Often, though the slab decides how graceful it is. Drains need fall and vents need a path, so a bath far from the existing stack can mean saw-cutting slab, re-routing under it, or running a new vent up through a wall cavity that may not exist yet. On second floors the framing sets the limits. We investigate before design so you are choosing between real options rather than discovering constraints mid-demolition.
We own in an older low-rise near the Intracoastal. What is different?
Timing, mostly. Expect an association architectural approval, proof of insurance for the contractor, restrictions on work hours and elevator use, and coordination for building water shutoffs that affect neighbors. Older buildings of three habitable stories or more also sit inside Florida's milestone inspection and structural reserve study framework, which can put building-wide work on the calendar alongside yours. We schedule around the building's rules rather than arguing with them.
What does a primary bath at this level run?
Stone, glass and fixtures are visible costs; drains, supply, venting and waterproofing are the ones people underestimate, and in a house from the 1920s or 1950s they are usually the bigger half. We scope what the building genuinely needs and give you a fixed written number rather than a per-square-foot guess. As a high-end contractor we compete on finish quality and certainty, not on being cheapest.
