A high-end bathroom in South Florida is not a finish job. It is a small, permanently wet building inside a larger one, and the owners who commission them know it: Merrick-era houses in Coral Gables, mid-century ranches in Pinecrest and Miami Shores, 1990s golf-course homes in Weston and Parkland, oceanfront apartments from Bal Harbour to Hillsboro Beach. What they want looks identical on a mood board, a primary suite with a frameless shower, a freestanding tub and stone that reads as one piece. What they are actually buying is the assembly underneath it.

The whole market sits inside the state's High-Velocity Hurricane Zone, so even the small obscure window over a tub needs an approval written for the HVHZ. Within a mile of the water, salt air pits plating and attacks valve bodies that would last decades inland. On the barrier islands and the canal streets, the value of the work measured against the value of the building can trigger a substantial improvement review. And the rules get administered twice: Miami-Dade has 34 municipal building departments and Broward 31, each county layers its own amendments over the state code through a Board of Rules and Appeals that certifies the people who will inspect the work, and Miami-Dade product control approves the products both counties build with.

The scope is written before anything is demolished. Selections get locked, the stone is seen and tagged, glass and fittings are ordered against real lead times, and the drawings go to the building department under our license rather than yours. Then the sequence runs: demolition, rough plumbing and electrical, inspection, waterproofing, water test, tile, stone, glass, trim. Nothing gets covered until an inspector has looked at it. One project manager owns the calendar, the same person who wrote the scope, and the permit is closed rather than carried forward as somebody else's problem.

Where does the money actually go in a bathroom like this?
Stone, glass, fittings and tile are the visible half. The half that decides whether the room lasts is behind the wall: new supply and drain lines, waterproofing, ventilation, blocking, and the structural work that lets a curbless shower or a heavy tub exist at all. We do not quote a fantasy range over the phone. We walk the room, write a fixed scope and put one number against it. What we sell is a number that does not move once the walls are open.
Why does one bathroom take months?
Demolition is the fast part. The calendar is set by three things: lead times on stone, glass and fittings, the inspection sequence, and whatever the building turns out to be hiding. That is why materials are ordered and staged before demolition rather than after, since an empty bathroom waiting on a vanity is the most expensive kind of nothing. A full primary suite is measured in months rather than weeks, and the schedule goes into the contract alongside the scope.
Which parts of a bathroom get permitted and inspected?
If it moves water, power or air, yes. Moving a drain, adding circuits, rerouting the exhaust or cutting into framing is all permitted work, inspected before anything is closed up. A faucet swap or a coat of paint does not. Every city in both counties runs its own building department, so the counter changes with your address while the code underneath does not. We pull the permits, meet the inspectors and close the permit out at the end.
What turns up mid-job and costs weeks?
Usually something that was already there. An association that has not approved the plans. A post-tensioned slab or a cast-in-slab drain line that will not let a fixture move. A flood-zone property where the value of the work triggers a substantial improvement review. And open or expired permits from somebody else's remodel, which surface the moment we apply. We look for all four before writing a number, because finding them at demolition is how schedules die.
Who owns the schedule and the change orders?
One project manager, ours, who wrote or helped write your scope. The trades are people we use repeatedly rather than whoever answered the phone, and the licensed general contractor named on the permit is accountable for what they do. You get a single point of contact for questions, change orders and inspection dates. Licensed and insured under Lic. How do you keep a shower from leaking into the room below?
By testing it before it is buried. The plumbing code test fills the lined pan with at least two inches of water measured at the threshold, plugs the drain and holds it fifteen minutes, looking for any evidence of leakage. We hold ours longer than the minimum, and an inspector sees it, because the membrane is the one part of a bathroom that cannot be corrected later without demolishing everything sitting on top of it.
