Permitting & Compliance in Doral
A city younger than its houses.
Doral filled in fast. Doral Estates and Doral Park went up in the early 1980s, Doral Isles and the Islands at Doral came through the late 1990s and 2000s, Downtown Doral and Canarias more recently still. Two decades of owners have since screened terraces, turned patios into offices, converted garages, swapped water heaters and air handlers, and had impact windows installed by whoever answered the phone. Some of that was permitted. The rest sits quietly in the house until a title company, a lender or an insurance underwriter goes looking for the paperwork.
Permits are filed with the City of Doral Building Department, which reviews structural, electrical, plumbing and mechanical work as separate sub-permits and requires the contractor of record to be registered with the city before anything is issued. Doral only incorporated in 2003, so a large share of the housing here was permitted by Miami-Dade County, and those older records still live in the county's system. Every exterior opening and roof system needs HVHZ product approval. Condominium and cooperative buildings of three habitable stories or more carry milestone inspections and a reserve study on top of all that.
We treat permitting as construction management rather than errands. PGX pulls the record on your address, retains the engineer or architect the drawings genuinely require, and assembles a package that gives plan review nothing to ask twice. Comments get answered in writing. Inspections are scheduled and attended by our own superintendent instead of left to a subcontractor's morning. What you end up with is a fixed written scope, one licensed team (Lic. CGC1539072) accountable from first filing to final closeout, and a file that reads clean when a buyer's attorney opens it.

Where we work in Doral
Elsewhere in Doral? Call us — if it's in Miami-Dade or Broward, we probably build there.
What's included
Five permit problems, one contractor.
Whether the problem is one expired record or twenty years of quiet improvements, it gets researched, permitted, inspected and closed under a single licensed contractor.
Open permits from prior owners
We read the permit history on your folio, identify what each open record is missing, and carry it through reactivation, inspection and formal closeout.
Permits issued before 2003
Work approved while Doral was still unincorporated sits in Miami-Dade County records. We establish which office signs off today and take the file there.
Unpermitted terraces and garages
For the enclosed terrace or the garage that became a bedroom: measured drawings, an engineer where the structure needs one, and an after-the-fact permit filed with the city.
Product approvals and NOAs
Windows, doors, garage doors and roof systems documented with Miami-Dade Notices of Acceptance and installed to the anchor pattern the approval actually covers.
Inspections, then a closed file
Trade inspections booked and attended in sequence, corrections handled as they come, and a final sign-off that turns an open record into a closed one.

Straight answers.
A title search on my Doral house turned up an open permit. What now?
The permit is from Miami-Dade County, not the City of Doral. Who closes it?
My HOA already approved the work. Do I still need a city permit?
Do my impact windows need Miami-Dade product approval?
Does the 40-year recertification apply to my house or my building in Doral?
